Albuquerque, New Mexico experiences job growth - Albuquerque Realtor News

For the first time in 32 months, New Mexico reported job growth on a year-over-year basis, according to job numbers for June.

The state’s unemployment rate improved slightly in June with a rate of 6.8 percent, down from 6.9 percent in May and 8.4 percent a year ago.

The national unemployment rate increased to 9.2 percent.

The recent unemployment rate declines have resulted not from an increase in employment, but from a shrinking civilian labor force, according to the state’s Department of Workforce Solutions.

The rate of over-the-year job growth was 0.3 percent from June 2010 to June 2011, resulting in 2,400 jobs. A number of industries now are cautiously adding jobs, according to state officials, but there is still evidence of restraint.

Six industries showed growth, while seven declined. But state officials said the industry sectors are facing different circumstances, making it difficult to generalize about the labor market conditions.

Education and health services led the way with 7,500 jobs, growing at a 6.4 percent rate over 2010.

This is great news for our local economy and housing market. As they say, the recession will begin and end with real estate. With the strengthening of the job market, hopefully the housing market will continue to improve.

Albuquerque is one of the most "walkable" cities in the US - Albuquerque Real Estate News

Albuquerque has been ranked among a list of walkable cities in America, by Walk Score’s 2011 ranking of U.S. cities.

The Duke City scored a 48 on the group’s 100-point scale, ranking it 28th among America’s 50 largest cities.

The study seeks to quantify the difficulty of living a “car-lite” lifestyle in a given city.

New York, where just two-percent of city dwellers live in so-called car-dependent neighborhoods, earned the ranking’s top spot (with an 85.3 score), followed by San Francisco (84.9), Boston (79.2) and Chicago (74.3).

Forty-nine percent of Albuquerque dwellers live in neighborhoods where owning a car is deemed a necessity.

The cities at the bottom of the list include Fort Worth (36.1), Oklahoma City (35.6), Charlotte (34.3) and Jacksonville (32.6).

Walk Score’s study considered the number of amenities in a neighborhood and their proximity to residents. The closer grocery stores, restaurants, banks, coffee shops, schools, etc. are to residents, the higher the score that neighborhood receives.

Short Sales - California law makes the process much more pleasant on everyone involved - Albuquerque Short Sales and Foreclosures

Under a new state law, any lender who agrees to a short sale—which by definition will yield insufficient funds to cover the outstanding loans on a property—must accept it as payment in full for all loan balances. That is a good thing for upside-down homeowners who need to sell, says the California Association of REALTORS®.

In a prepared statement applauding Gov. Jerry Brown for signing SB 458 into law, the association observed that previously a first mortgage holder could accept an agreed-upon short sale payment as full payment for the first mortgage but a junior lien holder could still hound the seller for the full amount owned on the junior lien.

“The signing of this bill is a victory for California homeowners who have been forced to short sell their home only to find that the lender will pursue them after the short sale closes, and demand an additional payment to subsidize the difference,” says association President Beth L. Peerce.

“SB 458 brings closure and certainty to the short sale process and ensures that once a lender has agreed to accept a short sale payment on a property, all lien holders—those in first position and in junior positions—will consider the outstanding balance as paid in full and the homeowner will not be held responsible for any additional payments on the property,” she adds.

New Mexico law makers: I implore you to consider introducing similar legeslation in New Mexico.

Albuquerque ranks in the top 100 Hottest Cities - Albuquerque Real Estate News

Albuquerque and Las Cruces are each on the list of 100 finalists in RelocateAmerica's 14th annual best places to live contest.

The website is taking votes until Aug. 2 to decide the top 10 winners.

The company chose the finalists from nominations and other parameters considered important when relocating. This year, cities best positioned for economic recovery were considered high priority, as well as overall economic stability. This includes factors such as employment, education, community leadership and overall quality of life.

I would take Albuquerque's dry heat over some of the other city's hot and humid any day of the week. Albuquerque has one of the best all around climates of any city I've ever been. We enjoy a nice mild winter yet can go skiing at any of the nearby ski resorts. We have a relatively cool summer with low humidity, so it's really not so uncomfortable. Finally, the spring and fall, my favorite two seasons, are just perfect!

New Movie Production in New Mexico - Albuquerque Employment and Film News

A new film about a housewife and belly dancing is shooting in various locations around New Mexico.

“Just Like a Woman” stars Sienna Miller from “Alfie” and “G.I. Joe: The Rise of Cobra” and Golshifteh Farahani, a star at an early age in Iranian cinema who has been in “Body of Lies” and “About Elly.”

It will employ at least 40 New Mexico crew members and more than 90 principal and background talent, or extras. Filming begins this month around Santa Fe, Lamy, Zia Pueblo, Jemez Springs and Nambe Pueblo.

The story focuses on a housewife, her belly dancing instructor and their trip to Las Vegas, Nev., to enter a competition.

The film is directed by Rachid Bouchareb, who was nominated for an Academy Award in the category of best foreign language film for “Outside the Law.” Producers are Jean Brehat, who also produced “Days of Glory” and “The Life of Jesus,” and Allen Bain, who produced “Camp” and “Julia.”

Downtown developer endeavors again to find a downtown or EDO grocer - Downtown Albuquerque Real Estate News

An Albuquerque developer is trying a new approach to his repeat attempts to entice a grocer to open in East Downtown or EDo.

Rob Dickson, developer of the Lofts at Albuquerque High at Central and Broadway, is reaching out to investors for a planned 4,200-square-foot grocery store concept called The Daily Market. Dickson said initial investor interest has been encouraging, and he needs a manager with extensive grocery store experience for plans to continue moving forward .

“I need a person who can run the store, an experienced grocery store manager [who] can run the project from A to Z,” Dickson said.

Dickson said a business plan in place, but he needs that “key person” to update it, amend it and put together a management team of about four individuals.

The commercial building under consideration as the store site has a large parking lot at 710 Central Ave. SE, one block west of Interstate 25 and the Hotel Parq Central. It last housed an art gallery and skateboard retail shop.

Dickson said a neighborhood market study was done to assess total grocery purchases and market penetration. A Research & Polling survey done in 1999 showed that about one-third of household members in the EDo neighborhood wanted to walk to services, like a grocery store or dry cleaners, and only 1 percent of them could do that at the time.

“This [project] is not just based on gut feel. It will be a great amenity for the neighborhood, but we do not expect [neighborhood customers] to be more than 10 percent of the business. At least 9 out of 10 will arrive in an automobile and there is ample parking,” he said.

Dickson said about 25,000 cars pass the location daily and 100,000 cars pass nearby each day just one block away on I-25.

Downtown has it all. Restaurants, bars, theaters, but the one thing it's missing is a grocery store for the many urban dwellers who call downtown Albuquerque their home.

New Mexico's mortgage closing costs - Albuquerque, New Mexico Mortgage News

New Mexico is the 14th most expensive state for mortgage closing costs, according to a new survey from Bankrate Inc.

The Bankrate (NYSE: RATE) 2011 Closing Costs Survey shows that nationwide the average origination and title fees on a $200,000 mortgage are up 8.8 percent from a year ago for a total of $4,070.

In New Mexico, the total cost is $4,288, which includes $2,695 in title and closing costs, as well as $1,593 in origination fees. Origination fees include lender charges for services such as underwriting and processing.

New Mexico was the 33rd most expensive state for mortgage closing costs in 2010.

New York is the most expensive state with total fees of $6,183, followed by Texas ($4,944) and Utah ($4,906).

There are plenty of misconceptions in our world today. Things that we believe are true, but in actuality are totally false. I’m talking about more than Santa Claus and the Easter Bunny. Things like the signing of the Declaration of Independence happened on July 4, 1776 or you get warts from kissing a toad.

A mistake that we at Coldwell Banker see from time to time is that some misguided souls think that we’re a bank. We’re battling with the English language on this one. Banker is the last name of one of our founders, Arthur Banker (Colbert Coldwell is the other one in case you were wondering). But when you see “banker” on a sign, the common man may think, “hey, that’s a bank.”

So we thought it was time to deal with this in a humorous way. We approached the very funny team at FunnyorDie.com and came up with a series called, The Truth! Inspired by the eerie gravitas of Unsolved Mysteries and the fact-gathering 20/20 reporting style, The Truth! is infused with a dose of Daily Show attitude, resulting in a unique blend of entertainment and information. These short videos reveal a common misconception in today’s society and show you truth behind it while subtly including the fact that Coldwell Banker is not a bank. The Truth! is hosted by none other than Canadian comedic actor, Alan Thicke, who is widely known for his role as Jason Seaver in the beloved series, Growing Pains.

Congratulations to this year's New Mexico Business Weekly's 40 Under Forty Honorees!

The New Mexico Business Weekly honored 40 of the state’s most accomplished young professionals at its 40 Under Forty event, held Thursday evening at the Hilton Albuquerque.

More than 250 attended the outdoor luau-style celebration. (To learn what the honorees think is cool these days, see Associate Editor Rachel Sams’ blog about the event.)

The Business Weekly asked the public for nominations of young people who are making a mark in New Mexico’s business community. Nominees were required to be under age 40 as of July 15. The newspaper received nominations for more than 150 people, a record for any of its awards programs.

A panel of 40 Under Forty alumni scored the nominees on professional achievement, leadership and community involvement. Judges recused themselves from voting on honorees with whom they had close ties. The judges were Amanda Foor of LCF Research, Adam Greenhood of Esparza Advertising, John Kynor of Coldwell Banker Legacy Realtors and S. Carolyn Ramos of Butt Thornton & Baehr P.C.

Another American hero - What a proud day for New Mexico.

I wanted to share this photo I took earlier today at the Medal of Honor Ceremony for Sergeant First Class Leroy Arthur Petry in the East Room of the White House.

A native of Santa Fe, New Mexico, Sergeant First Class Petry received the Medal of Honor for his courageous actions during combat operations against an armed enemy in Paktya, Afghanistan in May, 2008. He is the second living, active duty service member to be awarded the Medal of Honor for actions in Iraq or Afghanistan. 

Sometimes I hear people say that America’s best days are behind us. But when I meet extraordinary Americans like Sergeant First Class Petry, I know America’s best days are ahead of us.

I am proud to know this guy and call him a friend... He is making a positive impact on the lives of many Albuquerque children.

In the third installment of our Eventbrite Heroes campaign, we highlight Zack Wright, an extraordinary man who has helped develop one of the largest kickball tournaments in the country.

Our Hero:

Most people think having a lead foot would only be good for racecar drivers or grape stompers. Who would have thought this would be the vital weapon in our hero’s arsenal?

Our hero, Zack Wright, is a member of the Active 20/30 Club in Albuquerque, New Mexico. One of the group’s goals is “to support community and charitable programs that serve and benefit the children of New Mexico.”

The Active 20/30 club hosts a food and wine tasting event for charity, every year. However, in a cluttered room full of wine and food aficionados, Zack’s lead foot just got in the way. He needed a way prove his worth to the club and raise money for the kids. What better way to make this happen than a organizing the “Kickball 4 The Kids” tournament?

The Villain:

A kid has got to play, right? Staying active and engaging in physical exercise is necessary to lead a healthy life. Our hero and the Active 20/30 Club raise money for Playworks, a group that promotes recess in elementary schools.

The Event:

In its second year, Kickball 4 The Kids is now one of the top three largest kickball tournament west of the Mississippi. Five-hundred participants on 32 teams gathered on a sunny spring day in Albuquerque to test their eye-foot coordination.

Teams from all over the west coast came to compete for the title.

Zack teamed up with Kickball 365, a well-known organization on the east coast to spread the message of this massive event. Along with promotion on their active Facebook page and use of Eventbrite’s tools, the event gained traction throughout the kickball community.

In preparation for the inaugural “Kickball 4 The Kids” tournament, Zack and his crew ran into problems receiving sponsorships and generating enough funds to make the event profitable for the charity.

The second year proved to be more successful for a couple reasons:

  • Increased time spent networking and using relationships to generate buzz and donations.
  • The first year is always a struggle due to name recognition. Focus on creating a great event and the next one will be easier to run.

    All proceeds went to Playworks, bringing physical education to elementary schools.

With great power comes great responsibility. This tournament is now one of the destinations for premier kickball teams around the country. An elite team from Los Angeles came in town this year and stole the trophy from the local competition. The team “Business Formal” also made quite the impression by flying around the field flaunting tailored suits.

With reoccurring events, our hero must decide where to take this event. Does it become a place for seasoned kickballers to strut their stuff, or a community event for all to relax and enjoy? Direction is something to keep in mind when hosting annual events.

Albuquerque has 40th best job market so far this century - Albuquerque Real Estate News

On Numbers compiled the 137 monthly unemployment reports that have been issued by the U.S. Bureau of Labor Statistics since January 2000. Madison’s median jobless rate over that span was 3.5 percent, the lowest figure among the nation’s 100 biggest metros. Honolulu and Washington (3.7 percent) were the runners-up.

Madison’s unemployment rate was 5 percent or less during 110 of the 137 months. The only places to do better in that category were Omaha (119 months at 5 percent or less) and Honolulu (111 months).

At the opposite end of the scale is Fresno, Calif., with a median 2000-2011 unemployment rate of 10.7 percent. Fresno spent 79 months with a rate of 10 percent or more, easily the highest total in the nation. Next was Modesto, Calif., at 59 months.

Albuquerque came in at No. 40 among the 100 biggest metros with a median jobless rate since January 2000 of 5 percent. The Duke City's unemployment rate was 5 percent or less during 72 of the 137 months studied in the report.
