Albuquerque is the 57th-largest metropolitan area in America, according to national estimates released Friday morning.
Las Cruces is a distant step behind at No. 199.
New estimates put the population of the Albuquerque metro at 907,755 as of July 1, 2011, which is a week from today.
Las Cruces comes next with an estimated metro population of 214,887.
Buffalo Business First, an affiliated publication, has developed a computer program that projects the current populations of villages, cities, towns and counties in New Mexico, as well as metros and micros throughout the United States, based on an analysis of demographic trends since 2000. Updates are published periodically.
The estimates released Friday are the first to take into account the results of the 2010 federal census, which were made public earlier this year.
New York City, with an estimated population of 18.97 million as of July 1, remains the most populous metropolitan area in America. It’s followed by Los Angeles (12.89 million), Chicago (9.51 million), Dallas-Fort Worth (6.53 million) and Houston (6.12 million).
Business First’s formula also projects the dates on which various markets will hit future population milestones.
All these people have got to live somewhere, so expect the Albuquerque real estate scene to improve as the city expands.
Now all we need is Governor Susana Martinez and Mayer Richard Berry to approve the Paseo Del Norte and I25 interchange so the westside is more easily accessible.

Mortgage rates remain the bright spot in the housing market, with both long and short-term rates holding near their lowest levels of the year this week.

A one-year adjustable-rate mortgage averaged 2.99 percent. A year ago, one-year ARMs averaged close to 3.8 percent.
In New Mexico, a 15-year fixed-rate is 4.12 percent, while a 30-year fixed-rate is 4.75 percent, according to MortgageLoan.com.
“The Federal Reserve reiterated that the housing sector continues to be depressed in its June 22nd policy statement,” said Freddie Mac (OTC BB: FMCC) chief economist Frank Nothaft in a statement.

In a separate report Thursday, the Commerce Department said new home sales fell 2.1 percent in May, the first decline in new home sales in three months.

New Mexico saw a drop in unemployment in May, the third straight month of declines in unemployment, while the national rate increased slightly.
The state Department of Workforce Solutions reported the rate was 6.9 percent in May, down from 7.6 percent in April and from 8.3 percent a year ago.
The national unemployment rate rose to 9.1 percent from 9 percent in April. In May 2010, it was 9.6 percent.
Seven industries have added jobs since May 2010. Educational and health services added 4,200 jobs and retail trade added 3,100 jobs. The leisure and hospitality sector added 1,500 jobs and mining added 1,300 jobs. There were 700 more jobs in the “other services” category, while wholesale trade and the transportation, warehousing and utilities sectors each added 600 jobs.
The ongoing losses in the professional and business services sector continued to be the primary drag on employment growth. That segment lost 7,100 jobs in May, a decrease of 7.1 percent.
Government employment was down 5,700 jobs because the May 2010 comparison was inflated by the temporary hiring of Census workers.
Construction employment declined to 40,600, the industry’s lowest level for the month since 1993. Information employment also dropped, by 1,000 jobs, following a loss of 1,200 jobs in April.

The Southwest has become the new frontier for young Americans -- the region that offers the widest range of opportunities for men and women getting started in their careers.
Four metropolitan areas in the Southwest, led by No. 1 Austin and No. 2 Houston, are among America’s seven best places for young adults, according to new rankings by On Numbers.
Dallas-Fort Worth and Oklahoma City are the other high-rated Southwestern entries, ranking fifth and seventh, respectively.
Albuquerque, however, did not place high in the rankings, coming in at No. 51.
On Numbers analyzed 65 metros with populations above 800,000, searching for qualities that would appeal to workers in their 20s and early 30s. The study’s 10-part formula gave superior marks to places with strong growth rates, moderate costs of living, and substantial pools of young adults who are college-educated and employed. Today’s buyer-take-all bonanza is a boon for fence-sitters and buyers with great credit and deep pockets. But sellers are steeling themselves to new realities that include paying (rather than making) money at the closing table, providing extras to sweeten the deal, and spending more time and cash making the home camera-ready.
For first-time sellers who have never been through the process before, it’s a different world. One where the value of the house isn’t measured in the profit made on the sale, but by the enjoyment the owners had from living in the home.
Here are three things experienced sellers would tell you, if they could.
Price it realistically from the start
“Your largest number of showings will occur in the first two to three weeks,” says Mark Ramsey, a broker in Charlotte, N.C. One reason: “The (multiple listing service) systems and the Internet tend to drive the majority of showings,” he says. Many buyers are plugged in electronically. So the minute something new pops up that meets their criteria, they want to see it.
Take advantage of that sweet spot by pricing the house competitively right out of the gate, he says.
When first-time sellers James and Emily Foltz put their Oklahoma City home on the market last summer, their agent gave them a comprehensive list of the initial asking prices of nearby homes like theirs, along with the final selling prices. “Some varied by $30,000,” says James Foltz.
It gave them an X-ray of their market.
How you style the price is important. The Foltzes first marketed their home for $155,000. But lowering it to $150,000 meant the listing appeared within the computer search parameters that buyers commonly used in that price range, Foltz says.
The result: A few weeks after the price change, they had a winning offer.

Reports in the past week have bolstered rumors that Apple Inc.

Apple Inc. Follow this company plans to launch its new iPad 3 later this year, and details of some features are being leaked to some media outlets.
Several media have reported that Apple (NASDAQ: AAPL) will forego its anticipated March 2012 launch date for the next generation of its popular iPad mobile tablet and launch as early as September. In a report this past week by the Economic Times of Taiwan, the newspaper cited sources as saying Apple would unveil its third-generation of the iPad in the fourth quarter.
Apple has one retail store in Albuquerque.
That report also included details of the iPad 3, such as it would have a screen resolution five to six times what the current iPad 2 has. That would push the screen resolution to 2560x1920. The Chinese-language newspaper has reportedly been accurate in the past, and often cites sources at electronics manufacturers in Taiwan that are part of the team making components for Apple products or assembling them.
Another report by PCMag.com referred to reports that quoted Hollywood insiders as saying movie studios are scrambling to provide media for the new iPad 3 that they have been told will have 3D capabilities.
Other reports have questioned the timing, but MacRumors reported that if Apple does launch the iPad 3 this fall it would be an aggressive move to head off competition from other new mobile tablets coming onto the market.

Fannie Mae is expanding buyer incentives it began offering in 2010 to buyers who close on one of the foreclosed houses in its portfolio.
It is also reviving incentives to real estate agents who bring a buyer to the table.
For sales of Fannie Mae-held properties that close on or before Oct. 31, Fannie May will give qualified homebuyers up to 3.5 percent of the final sales price to put toward closing costs. Selling agents representing can get bonuses of up to $1,200.
The offers are not good to investors nor buyers who do not intend to live in the houses.

The majority of homebuilders haven't felt their industry was in good shape in more than five years, and the latest read shows no improvement.
The National Association of Home Builders says its builder confidence fell this month to the lowest level since last fall, with ongoing concerns about weak consumer confidence, competition from foreclosure sales and now the rising costs of raw materials.
Its monthly Housing Market Index fell to 13 in June, from 16 in May. It had held steady for the three previous months. Any reading below 50 indicates the majority of builders asked consider conditions poor.
The last time the index had a reading above 50 was in April of 2006.
"Builders are being squeezed by the continuing weakness in existing-home prices — against which they must compete — as well as rising material costs," said NAHB Chairman Bob Nielsen.
"In addition to the ongoing impacts of distressed property sales on home prices, appraisal values and consumer confidence, rising costs for materials such as roofing, copper, wallboard, vinyl siding and other components have made it extremely difficult to construct a new home and sell it at a price that covers the costs."
This is not such good news for my new construction and home builder counterparts. This is, however, good news for homeowners in general and a sign that the home market may be stabilizing.
You might ask, how in the world do you draw that conclusion from this article? The answer is simple. Every time a new home is built and the new owners move in it creates a vacant home somewhere. Whether the buyer of this new home is from out of state or they moved from a home right here in Albuquerque, this is universally true. This requires that a first time home buyer enters the market to consume the increased inventory caused by each new home that sells.
Generally when new home construction levels out, the inventory of "resale" or "used" homes begins to balance itself out. With a supply of homes that is equal to the demand from home buyers comes a healthy Albuquerque real estate market, perhaps a little more significant appreciation in home values, and a more normal real estate environment, which is good for all.

There were 899 pending sales of existing single family homes in May, a 32 percent increase over May 2010, according to the latest report from the Greater Albuquerque Association of Realtors.
“Thirty-two percent is a substantial increase, but keep in mind May of 2010 was the first month without the income tax credit for [first-time home] buyers,” said Peter Parnegg, president of GAAR.
“What’s important is the local market is stabilizing,” Parnegg added. “The housing market is entering what is traditionally the busy time of the year and savvy consumers are looking to take advantage of these historically low interest rates before they begin to climb.”
