Albuquerque Real Estate Q&A - Where does my listing appear besides the MLS?
A common question that SWMLS staff receive is “Where do my listings go besides our local MLS?” There are quite a few places actually and this article will highlight where your listing is automatically displayed and where you can go to further market the listing.
SWMLS Database – accessible by all GAAR Participants and Subscribers
When listings are entered into the Southwest MLS database they are immediately accessible to all Southwest MLS Participants and Subscribers. Approx. 3,500 membersIDX – Internet Data Exchange Southwest MLS has a well-developed IDX program available for members and approved web designers. The IDX program directs possible leads to the member who has a website with the IDX options. IDX websites are operated by Southwest MLS Participants or Subscribers and typically offer a home search of all Active SWMLS listings. Estimated IDX websites currently operated by SWMLS members: 250-300
GAAR Consumer Website - Find a Home and Open House Search - Consumers may search for Southwest MLS properties via the consumer website (www.gaar.com). Southwest MLS listings are displayed in IDX format (Internet Data Exchange). This means that the MLS data appears in a limited format encouraging consumers to contact the listing office for property inquiries.
Realtor.com Realtor.com is one of the top ranking home search websites used by consumers in today’s market. Southwest MLS supplies data directly to them that is updated several times a day. Realtor.com has also developed “network partnerships” that allows consumers from other websites who choose “search homes for sale” to automatically link to the Realtor.com search engine. ListHub ListHub gives brokers the latest online marketing tools and strategies for marketing property listings online. ListHub specializes in data integration and marketing metrics. Today, ListHub manages the listing inventory for thousands and thousands of real estate companies nationwide. If you aren’t using ListHub yet take a look at they’re available marketing channels to see where the listing can be marketed. Note: ListHub is not an IDX website and not all MLS listings that post to internet will go to ListHub, only those Participants and Subscribers who have created a ListHub account can "opt-in".
I receive this question all the time, but this is just a tip of the iceberg. I suppose for most Albuquerque Realtors, this is pretty accurate, but when you list with Coldwell Banker Legacy, John Kynor, and theQhomes, you get so much more.
Your listing will show up on Coldwell Banker's national website, which has it's own iPad application, iPhone application, and is one of the most searched real estate websites in existence. Your home will also appear on Coldwell Banker Legacy's website - www.ColdwellBankerLegacy.com - which is by far the most searched website in the state of New Mexico. In addition to Coldwell Banker's own marketing, we syndicate out to other websites and publish in other marketing mediums. We will publish your home in the Welcome Home Magazine - The most distributed magazine in New Mexico. Your home will appear on www.YouTube.com, www.facebook.com, www.twitter.com, www.craigslist.com, and so many other places Albuquerque home buyers go to find their next home. Finally, we will also publish your home to a custom built website that is specific to only your home and will post a sign in your front yard so passersby can view all of the details of your home directly from their smartphone.

Albuquerque gas prices are lower than national average
The average price of a gallon of gasoline in the United States rose today for the 38th day in a row, to $3.90, or 2 cents more overnight.
Prices are below the national average in 18 states, including New Mexico, where a driver can expect to pay $3.79 a gallon, CNNMoney reports. Gas is cheapest in Wyoming, at $3.59 a gallon.
In the Albuquerque metro area, gas prices were $3.72 this week, up from $3.67, according to AAA New Mexico.
In a season of rapidly increasing gas prices, it is refreshing to see that Albuquerque drivers are able to pay less than the surround states for a gallon of gas. As an Albuquerque Realtor, gas prices are critical to my business. It would take much higher gas prices to put me out of business - MUCH HIGHER - but it sure is nice when I can fill up my tank for less than $60.00.
